A full SBA 7(a) style plan for a fictional Charleston bakery-cafe opening a second location. Look for how repayment is explained in plain numbers, both for the combined business and for the new store on its own, and how the downside case is shown rather than hidden.

“Repayment comes from the combined operating cash flow of both locations. Global DSCR is 2.01x in Year 1, rising to 3.01x and 4.38x. Measured on its own, the new location covers its debt service 0.77x in Year 1 while sales ramp, then 2.31x in Year 2 and 4.44x in Year 3.”

How these samples were made

Each sample was produced with our standard process: a completed questionnaire for the fictional business, cited market research, a formula-driven Excel model, a plan draft, and a checklist QA review (each sample went through several QA rounds).
